Vaughan vs. Richmond Hill vs. Markham: Which GTA Suburb Fits Your Family?
If you’re a family shopping the northern GTA, three cities dominate the shortlist: Vaughan, Richmond Hill, and Markham. All three sit in York Region, all three have excellent schools, and all three deliver more space than Toronto proper. But they solve the family equation in genuinely different ways.

Commute to downtown Toronto
Vaughan wins outright on transit: it’s the only one of the three with a direct TTC subway connection, at Vaughan Metropolitan Centre on Line 1. If a car-optional commute matters, Vaughan is the clear pick.
Richmond Hill and Markham rely on GO train (Richmond Hill line, and Markham/Unionville on the Stouffville line) plus Viva bus rapid transit. Both are workable but generally slower than Vaughan’s subway, though the planned Yonge North subway extension will eventually improve Richmond Hill dramatically.
Schools
All three benefit from York Region’s strong public and Catholic boards, but each has standout catchments. Richmond Hill’s Bayview corridor — anchored by Bayview Hill Elementary and Bayview SS’s IB program — is among Ontario’s most competitive. Markham’s Unionville, feeding Pierre Elliott Trudeau HS, is equally elite. Vaughan’s schools are strong across the board, with particularly good options in Thornhill and Maple.
For families buying primarily for schools, Richmond Hill’s Bayview area and Markham’s Unionville tend to command the highest premiums — and hold value best.
Housing and value
Markham leans toward master-planned communities (Cornell, Wismer, Berczy) with newer builds and a strong tech-employment base. Richmond Hill mixes established Oak Ridges bungalows with newer luxury in Jefferson and Elgin Mills. Vaughan offers everything from Woodbridge’s large custom homes to the fast-rising VMC condo district.
On price, the three are broadly comparable at the family-detached level, with specific school catchments driving the biggest premiums. Vaughan’s subway-adjacent condos give it the widest range of entry points.
Community and lifestyle
Each has a distinct character: Woodbridge’s Italian heritage in Vaughan, Richmond Hill’s renowned Highway 7 Asian food scene, and Markham’s historic Unionville main street. The “right” answer usually comes down to which community feels like home and which commute you can live with.
