How to Buy a Home Near GO Transit (and Why It Holds Value)

Updated July 6, 2026·5 min read

In the GTA, proximity to GO Transit is one of the most reliable ways to buy both a better lifestyle and a more resilient investment. A home within walking distance of a station means a sub-hour, traffic-proof commute to Union Station — and every year that regional traffic worsens, that convenience becomes more valuable.

Here’s how to think about buying near GO, and where the best opportunities are across the GTA.

Why GO proximity holds value

Homes within walking distance of transit have historically outperformed the broader market, because demand for them is structural: as long as people commute to downtown Toronto, a reliable rapid connection commands a premium. In softer markets, transit-adjacent homes tend to hold value better than car-dependent ones further out.

The strongest lines for downtown commuters are Lakeshore West (Oakville, Port Credit, Burlington) and Lakeshore East (Pickering, Ajax, Whitby), which offer the fastest and most frequent service — often 25–45 minutes to Union.

Where to look

On the west side, Port Credit and Oakville pair walkable village cores with quick GO access. Out east, Durham Region — Ajax, Whitby, Pickering — offers the most house per dollar with sub-hour Lakeshore East service. To the north, Mount Pleasant in Brampton and the Maple and Rutherford stations in Vaughan are built around their GO stations.

The sweet spot is a home you can walk to the station from. “Near” a station you still have to drive to captures far less of the value — and the station parking lots fill early.

What to check before you buy

Confirm the actual walking time to the platform, not just the straight-line distance. Check the specific line’s peak frequency — some lines run every 15–30 minutes at rush hour, others less often. And look at what’s planned: GO expansion and electrification are steadily increasing service on several corridors, which tends to lift nearby values further.

Tell PropSmart where you work and the commute you’ll accept, and it will prioritize homes near the right stations for you.

Frequently asked questions

Do homes near GO stations really hold value better?

Historically yes. Walkable proximity to rapid transit is a structural demand driver, so those homes have tended to outperform the broader market and hold value better in downturns.

Which GO lines are best for commuting downtown?

Lakeshore West (Oakville, Port Credit, Burlington) and Lakeshore East (Pickering, Ajax, Whitby) offer the fastest, most frequent service — often 25–45 minutes to Union Station.

Is it worth buying near a station I have to drive to?

You capture much less of the value than a home you can walk to the platform from, and station parking fills early. Prioritize genuine walking distance where budget allows.
