Pickering vs. Ajax vs. Whitby vs. Oshawa: Buying in Durham
Durham Region is where a lot of GTA buyers end up once the numbers stop working closer in. Pickering, Ajax, Whitby and Oshawa sit in a row along Highway 401 and the Lakeshore East GO line, and they are almost always considered together.
The further east you go, the cheaper it gets and the longer the commute. That is the whole trade, and knowing where you land on it decides which of the four is yours.
The price gradient runs east
The ordering is consistent and easy to hold in your head: Pickering is the most expensive, then Whitby, then Ajax, with Oshawa clearly the most affordable. The gap between the closest and furthest is substantial — enough to change what kind of home you are shopping for entirely.
Oshawa is the standout for buyers on a tight budget. It is the only market in this group where a detached house is realistic at price points that would only buy a condo closer to Toronto, and it carries the deepest inventory of the four.
Whitby and Pickering sit close enough together that commute time, not price, usually decides between them.
The commute is the whole decision
All four are on the Lakeshore East GO line, which is the reason this comparison exists. Pickering is closest to Toronto, then Ajax, Whitby and Oshawa in order.
For a daily downtown commute, Pickering is the obvious pick and the price reflects it. Each stop further east adds time, and Oshawa is a genuinely long ride if you are doing it five days a week.
Highway 401 runs through all four and is unreliable at rush hour in a way GO is not. Most people who move to Durham and commute end up on the train regardless of what they planned.
What each one is actually like
Pickering has the waterfront and Pickering Town Centre, and the very large Seaton development in its north end is adding a lot of new housing. It is the most Toronto-adjacent in feel and price.
Ajax is the quiet one, with a genuinely good stretch of Lake Ontario waterfront and parkland, and the smallest active market of the four. Fewer listings means less choice, but also less competition.
Whitby splits in two: an attractive historic downtown in the south, and Brooklin in the north — a fast-growing family community that has been absorbing much of the region’s new construction.
Oshawa is a real city with its own downtown, Ontario Tech University and Durham College, and a long automotive history. That student and campus presence also makes it the most active rental market in the group, which matters if you are buying with an income suite in mind.
Schools and families
All four are served by the Durham District and Durham Catholic boards, and the quality is fairly consistent across the region rather than concentrated in one city the way it is in York Region.
That is genuinely useful: in Durham you are mostly choosing on price and commute rather than fighting for a specific catchment, which makes the decision simpler than the equivalent choice further west.
Newer family housing is concentrated in Brooklin in Whitby and Seaton in Pickering, if new construction matters to you.
How to decide
Work out your maximum tolerable commute first, in minutes, honestly. That single number eliminates most of this list before you look at a single listing.
Then compare what is actually available across all four at once. The price gradient means the same budget shows you condos in Pickering and detached houses in Oshawa, and seeing that side by side is usually what settles it.
